Carpentaria understands that the Northern Territory is a unique and dynamic place to call home. We also know the long-term positive impact an appropriate house design can have for people seeking an SDA home.

Our homes exceed SDA design standards and provide ample room for individuals as well as comfortable and large common spaces. Oversized bedrooms feature in all designs, with large ensuite facilities and private courtyard and garden areas which can be personalised to suit individual tastes.

Highly qualified Northern Territory based architects use evidence-based advice and work collaboratively to incorporate individual requirements and the latest assistive technology and construction practices into all designs.

The NT Government has awarded an additional 3 blocks of land to Carpentaria for the construction of SDA properties. Carpentaria is currently working with Troppo Architects to design these next 3 SDA homes:

  • Gillen, Alice Springs

A large centrally located corner block close to amenities, this home will suit people with Robust eligibility and will meet multiple SDA categories

  • Jingili, Darwin

A large block in the heart of Darwin’s Northern Suburbs, this home will suit people with High Physical Support eligibility and will meet multiple SDA categories

  • Rapid Creek, Darwin

A very large block in a beachside suburb, this home will suit people with Robust eligibility and will meet multiple SDA categories

How Carpentaria delivers over and above SDA requirements

Carpentaria is committed to delivering SDA homes with additional features to ensure maximum comfort for residents and staff. Features that go beyond standard SDA requirements include:

  • Large house blocks (for example, 14 Strele is 910m2)
  • Oversized houses (for example, 14 Strele is 340m2 under roof)
  • Maximum separation of participant bedrooms within the dwelling with bedrooms located in opposing corners of the house (particularly for Robust designs)
  • Oversized bedrooms
  • Individual verandas and garden areas
  • Ensuite bathrooms
  • At least two entry/egress points within every room
  • Multiple entry points for participants, with the ability for a participant to enter directly into their bedroom (or the breakout room), allowing behaviours to be managed without causing additional disruption to other participants
  • Extra high ceilings, which puts ceiling fans higher than required
  • Designed with no dead ends to ensure participant and staff safety at all times
  • Curved walls (where possible) to limit hard corners and provide a calming effect
  • Thicker cabinetry materials for Robust designs (20mm instead of standard 16mm) in bedroom robes, laundry cupboards and linen cupboards, and fixed shelving panels
  • Wooden flooring to create a calming effect and suppress noise and reverberation
  • Strategic location of laundry to limit unwanted sensory inputs associated with washing machine or dryer noise
  • Cassette style air conditioners, which removes vulnerable split system style units from the internal walls for Robust designs
  • Built in protective cabinetry for TVs in the bedrooms and lounge for Robust designs
  • Fencing to create privacy with neighbours and blend in with the streetscape and surrounds
  • Landscaping and plants/trees/grasses to create sensory friendly environments and culturally appropriate spaces
  • Swimming pools
  • Robust furnishings, selecting high-end commercial grade items for residential use
